Each strata painting and maintenance project comes with its own unique highlights and challenges, however there are some that stand out from the rest. We’ve looked through our strata projects nationwide to bring you three stand-out painting projects from the 2019-20 financial year. We hope you enjoy reading about them!
Casuarina Villas
Casuarina Villas includes 59 apartments spread across four buildings in the south-east Melbourne suburb of Patterson Lakes. The original paintwork of the complex was in poor condition, with significant fading, discolouration and cracking, as well as water damage and concrete cancer. Higgins was able to fix the damage and consulted with Dulux to design and apply a new tailored coating system that would withstand the rigours of the facility’s environment to prevent further issues from occurring.
What was already a large-scale project with many considerations was further complicated by the new social distancing and COVID-19 safety requirements that had to be implemented throughout the site. Higgins’ Dandenong team was able to manage this additional health and safety concern through practices such as:
- Limiting the number of workers per location on-site
- Increasing the signs and barricades around the site
- Providing hand sanitiser and other hygiene measures for employees
- Making flu shots mandatory for all staff
- Issuing a nationwide directive to stay home and get tested if workers have any symptoms
The project was completed in four months, and the team was complimented on their social distancing and overall quality of the work, despite the additional challenges facing the operations team.

Hemisphere Apartments
This 48-apartment residential strata building with views of Perth’s Swan River needed a full external repaint with a new colour scheme. As a high-rise building in the city’s CBD, the Hemisphere Apartments had significant access and safety requirements that needed to be met. Additionally, water leakage issues on the rooftop had caused ingress within the penthouse apartments and this needed to be treated before the repaint could commence.
The Higgins Perth operations team suggested two separate stages to the project. Phase one included fixing the source of the water leak on the roof and replacing the damaged substrate, followed by applying a coating specification that would prevent further damage. Phase two involved the repainting of all external facades, using a swing-stage and rope access methodology to complete the work safely. Regent on the River
Regent on the River, a residential apartment complex situated along the banks of the Brisbane River, needed a vibrant and modern repaint of all its exterior surfaces. The project required significant operational hours, and health and safety was particularly challenging due to the reliance on abseil painting.
The Higgins Brisbane team provided four abseil painters to work on the site for four months. Extensive hoarding zones were created to ensure the safety of the public and tradespeople throughout the project. This also enabled drop sheets to be used to catch any run-off and protect motor traffic from danger.
The project manager and on-site foreman also worked hard to ensure that all tenants were apprised of upcoming work by providing an exceptional amount of detail to the body corporate. At the end of the project, the client highly commended the operations team on the high quality of the end product.
